Advanced Report

This Report provides agents, landlords & property professionals with a fully investigative referencing solution.

The aim of the Advanced Report is to address the key risks that are inherent to the property letting/management process.
Every application is carefully considered and a final decision is only provided once the applicant's authenticity, credit history and successful referee verification is completed.

An Advanced Rentchecks Report is thorough, fair and efficient. We aim to process applications within 24-48 hours.
In addition to ID & bank account validation, we will collect references (where possible) electronically and include these within the Report.

It is important to ensure that the applicant and their referees are authentic & legitimate however it is also critical to establish the applicant's ability to afford the rent before an agreement is drafted.
Verification of salary (employed applicants) or income (when possible) is included when a relevant referee is included on the application form.
Whilst the chances of a successful applicant going on to default on rent are extremely low, this Report is accepted by various providers of Rent Guarantee & associated insurance cover.

• Linked address search (Locates undisclosed associated addresses & residence history).

• Validation & collection of 4 references (All referees are contacted directly).

• Bank / Accountant / Solicitor references collected.

• Guarantor credit & suitability check to assess the proposed Guarantor's ability to meet the rental payments of the proposed agreement.

• Post analysis recommendation (Suggestions as to how to proceed once the applicant's data has been assessed).

• Rentchecks System Alerts (Bad and high risk tenant's details are held within this database).

• Reliable Acceptability score (Proven scoring system designed to assess the applicant's overall suitability).

• ID check (Assesses likelihood of applicant being who they say they are).

• Identification validation (Validates the authenticity of supporting ID).

• Delivery within 2 working days (same day decision for priority applications).

• Affordability analysis (Assesses the applicant's ability afford the proposed rent).

* Advanced Report fee is £22.50 or £19.95 if 5 or more block credits are purchased.
Should you require a same day decision, a priority processing fee of £31.25 is applicable.

Comprehensive Report

The Comprehensive Report presents users with a clear and swift decision-making solution.

Each Report considers the credit status of the applicant based on their current and previous addresses (up to 3 years) alongside a recommendation outlining the applicant's suitability to enter the agreement in question.

We will obtain a verbal reference from a maximum of 2 referees (employer/landlord or character).

Please note that we do not request salary details or written (paper) references within a Comprehensive Report. An Advanced Report must be ordered if these services are required.

Each Comprehensive Report contains a multiple linked address alert to identify all addresses linked to the applicant.
A Comprehensive Report is more than a credit check.
We assess an applicant's suitability based on information that may not be disclosed in an attempt to improve credit status or withhold relevant information.

• 3 year credit history search (Identifies defaults, CCJs, bankruptcies & poor payment records).

• Multiple linked address alert (Locates undisclosed associated addresses & residence history).

• Validation of 2 references (All referees are contacted verbally where possible).

• Post analysis recommendation (Suggestions as to how to proceed once the applicant's status has been assessed).

• Rentchecks System Alerts (Bad and high risk tenant's details are held within this database).

• Same day Report subject to the availability of referees (if included).

• Reliable Acceptability score (Proven scoring system designed to assess the applicant's overall suitability).

* Comprehensive Report fee is £16.95 if less than 5 Report credits are ordered. Credits are valid for 12 months.
For Agent Accounts & block purchases of 5 or more credits the lower rate of £14.95 applies.

Express Credit Report

Users requiring a swift assessment of a prospective tenant can obtain an Express Report by submitting the applicant's details online or via fax.
The Express Report can be delivered via E-mail or fax within 2 hours (When submitted Mon-Fri 0900-1700).
This Report includes a 6 year credit history report detailing CCJs, defaults, bankruptcies, adverse data and final score. Please note that references or referees are not verified within this Report.
If full referencing is required, an Advanced Report should be ordered.

• Post analysis recommendation (Suggestions as to how to proceed once the applicant's data has been assessed).

* Express Report fee is £14.95 if less than 5 Report credits are ordered. Credits are valid for 12 months following purchase.
For Agent Accounts & block purchases of 5 or more credits the lower rate of £12.95 applies.

Commercial Report

Company directors and self-employed applicants can be validated using the Commercial Report.

In addition to the services included within the Advanced Report, a 3 year UK company and director search is included to evaluate the applicant's suitability.
Three references can be validated or collected with this Report. The referees can be a bank, accountant, trader, accountant, solicitor or other source.
The Commercial Report provides an advanced, yet low cost applicant validation solution that considers both the applicant's personal and business standing before delivering a decision or recommendation.
The Commercial Report includes an identity validation check

Commercial Report fee is £28.60 if less than 5 Report credits are ordered. Credits are valid for 12 months following purchase.
For Agent Accounts & block purchases of 5 or more credits the lower rate of £21.65 applies.

International Report

Rentchecks.com provides International Reports to assess the suitability of an applicant who has resided outside of the UK within the last 3 years.
