On completion of a Rentchecks.com Report you have the additional option of taking out a Rent Warranty policy to cover you against unpaid rent.
Eligibility for Rent Warranty is subject to your prospective tenant passing the checks set out within our Advanced or Priority Advanced Report.

Even if your tenant's referencing was successful, things can occasionally go wrong. Should the worst happen, our Rent Warranty protection provides peace of mind by covering your rental income and regaining possession of the property.

If your tenant suffers redundancy, divorce, separation or ill-health, it may no longer be possible to comply with the terms of the Tenancy Agreement:-

Your tenant may be unable or unwilling to meet the rent

The tenant may fail to vacate the property at the end of the tenancy

There could be delays in regaining possession of your property

Possible disputes between landlord and tenant may delay rent

What is covered?

The RentChecks Rent Warranty scheme covers the entire rental income (max £1250 pcm) in the event of the tenant not making this payment. We will pay the rent each month until such time as the property is re-let or until the end of the tenancy agreement. Rentchecks Rent Warranty now comes with no excess so you can be assured that your full rent is covered from day one! In addition to the rent being paid, RentChecks and its partner organisations will take steps to remove the tenant from the property, serve notice and collect monies owed where applicable, saving you time and money.

How much does it cost?

How do I take out a warranty?

Simply complete an online warranty request form (available here) or tick the warranty box on your prospective tenant's application form.
Provided your tenant has been successfully referenced by RentChecks using the Advanced, Priority Advanced, International or Guarantor service we will offer you a warranty on the same day.
